A Private Estate is a secluded 19th-century Livingston mansion welcoming couples from beginning of May until November in the heart of the Hudson Valley, north of Rhinebeck NY and south of Hudson, NY. Merely a two hour drive or Amtrak ride, north of New York City and three hours directly west of Boston its perfect for a day trip or weekend away. This manicured National Register property features both riverside grounds and an historic barn complex. The half-mile of riverside frontage is dotted with three hundred year old oak trees and an acre lake. Wedding Ceremonies take place over looking both the Hudson river and the Catskill mountains or in front of the lake. Beginning in the summer of 2019 a dedicated tent space perched over the river that can accomodate the largest of wedding receptions is opening. The 19th-century barn complex where rehearsal dinners or wedding receptions can be held sits upon the hill behind the mansion and Carriage House. You can make a whole weekend of it with touch football in the Garden area or a morning brunch the day after. We are here for you!
Facilities and Capacity
With a maximum capacity of 275 guests, couples can host their ceremonies and receptions on the intimate estate grounds. The well-groomed lawn offers both a ceremony space and a custom tent space both with backdrops of the Hudson River and Catskill Mountains. The white mansion's veranda and its surrounding grounds which overlooks both these spaces with its tall windows and grand porticos is the perfect place for your cocktail hour. The barn complex features a brick barn with indoor bathrooms, large caterers prep kitchen, potable water, indoor bathrooms (2 mens, 2 women, 1 handicapped) and alternative ceremony space. The wood barn has two levels and exposed wood rafters for a romantic country feel and can seat up to 120 people without additonal tenting. Its stone patio is ideal for dancing. The bespoke fire pit is managed by the staff and our Adirondack chairs are placed around the fire pit and the lawns for your guests enjoyment.
The venue offers on site property manager that coordinates with your vendors along wth three different rental packages that range from chairs and table to deluxe offerings. A Private Estate also offers additonal staffing for every aspect of your event.
Two homes on the property offer accommodations to couples and their guests. The Carriage House sleeps up to 12 in its four bedrooms (3 with en-suite bathrooms) and upstairs living area. The Carriage House is fully air-conditioned with wifi, apple tv, working ice maker, full washroom facility including a steamer for your formalwear. In the autumn months aged wood is provided for the wood-burning fireplace. Rental of the Carriage house is required in the Fall and holiday weekends but 90 % of our wedding couples rent it anyway as its the perfect place for the bride and her friends to get ready and provides a place for children and baby sitters to be parked during the wedding reception that is only two minutes away. The second option for lodging is our Creekside Cabin. Built in 2017, the cabin is fully air conditioned and heated and can sleep up to 6. It was designed for the groom and his friends or a family with kids. It has fiber optic wifi, working ice maker and covered porch that overlooks a woodland stream.

A totally professional and pleasurable experience from start to finish!
From the moment we discovered and viewed A Private Estate, we had no doubt that the spectacular venue was the place we wanted to spend our special day. Ripley Hathaway, the owner, was consistently responsive and helpful wherever she could be along the initial viewing and into the booking process. It was a pleasure to get to know her and she had great guidance on vendors and all aspects of the wedding day experience, plenty of which we did not think of when we first started planning.
As the day approached, Jack, the property manager, along with his team took as much of the potential stress away as they possibly could! Their positive and gracious attitude and damn hard work was both calming and just amazing.
On a more practical side, much of the equipment required for the day was included in the overall price (i.e. ceremony & reception chairs). The ability to rent The Carriage House and the Cabin was incredibly useful and very reasonably priced. Our guests who stayed at these venues had only great things to say about them.
The ceremony setting and cocktail hours on the banks of the Hudson is just unbeatable. The Barn for the reception was perfect and the 'al fresco' dance floor for the band and then all-night dancing was exactly what we wanted, envisioned, and A Private Estate delivered.
I cannot recommend this venue and the people who run it highly enough. Our experience was beyond what we had hoped for - and we have high expectations :)

A Perfect Place to have a perfect wedding and reception.
It is a breathtakingly beautiful spot to begin with overlooking the Hudson River towards the sunsetting over the Catskills. The owner and the caretaker are incredibly accommodating. There is a charming barn for smaller weddings or a rehearsal dinner. We held our Farewell Brunch in the barn. They have recently installed a flat grassy area for tents adjacent to the river. The Venue That Chose Us
When we were looking at venues one year before our Memorial Day Weekend wedding, we were torn between A Private Estate and another venue. These two venues were comparable in many ways, and we ended up choosing the other venue for what were, in retrospect, pretty trivial reasons. Flash-forward ten months and we learn that our chosen venue had broken some major laws and, long story short, could no longer host our wedding. I was a perfectionist bride who intensely researched everything (I don't even eat at a restaurant unless I approve of the yelp reviews) so to have this happen just two months before our wedding was soul-crushing. When this nightmare began, one of the first things I thought to do was to call A Private Estate to see if they were available and - miracle of miracles - our date was still open!!! A Private Estate is a true gem - a massive property with a variety of stunning landscapes for the ceremony, a carriage house renovated into a 4 bedroom 4 bathroom rental, and a rustic-chic barn complex for the reception- a perfect choice for brides seeking rural vintage vibes within driving distance of NYC. We were honestly shocked that they were still available. It took about ten days to pull out of the original venue and solve the domino effect of problems that arose with our vendors, and A Private Estate was incredibly empathetic, responsive and helpful to both us and our vendors every step of the way. During the wedding weekend, so many of our guests were absolutely blown away by the property, told us that ours was the best wedding they had ever been to and that they couldn't believe A Private Estate had been our second choice! Ripley owns and lives on the property and handles the business side, and Jack is the manager that deals with everything technical. They are people with incredible integrity and are truly dedicated to bringing wedding dreams to life.
Throughout the planning and particularly during the wedding weekend, we felt so well taken care of- Jack even came by our bridal suite with a ladder to get a bee out from the high ceilings of our bedroom! Ripley is a wedding industry expert- while she doesn't restrict you to a list of vendors, there are certain requirements that vendors have to meet in order to work at this unique property. The reason for these requirements is that they assure everything will go smoothly on the big day, which it absolutely did for us.
If you're looking for plethora of big green leaves or fall foliage against a backdrop of the Hudson River and Catskill Mountains; a rustic yet romantic barn complex in the middle of an enchanted forest; and a dedicated team of wedding professionals who have your back- look no further than A Private Estate.

Private Estate is one of my favorite locations to photograph a wedding. It offers a wonderful view of the Hudson river. I love the architecture of the barn and the intimate atmosphere it creates. There are so many locations to make timeless photos and portraits of the bride and the groom. I highly recommend it.
