KWR: Selling Two Houses to Buy One

FH and I just met with the realtor tonight. We found out a week ago that our new construction house will be ready to close by mid-late June. We both have to sell our houses to afford the loan on the new one (5 bedrooms--4 kids combined)

My house is expected to take longer to sell ( we both have 3 bedroom condos 2.5 miles away from one another but in vastly different neighborhoods) so my house is going on the market on 1 March. FH's is going on the market around mid April. We both have to gut our houses for staging.

I am signing a contract on a storage unit tomorrow and hoping FH and I can make a dent in my house this weekend. We only have 20 days.

I'm excited about being able to finally all live together but this is quite an undertaking. I'm glad I have all wedding planning done except invites.

Anyone else in the same boat??Any words of wisdom to offer to keep us sane? I can tell FH and I are going to butt heads along the way already.

    No advice really, but good luck! I hope both houses sell in time to purchase the new one. Most builders won't wait on you to get your financials together in order to close!

    Just take it step by step, it's going to be stressful but worth it in the end to have a brand new home together.

    How is your market there? The biggest thing I can say is get pro pictures. We had 6 weeks to sell our house before a move and we listed it and got 7 offers in one week.

    Also stage it well.

    Remove all personal decor.

    Leave all the lights on and if it's day time, shades open when you have a showing. Make sure to keep in super super clean.

    Before you sell your house, disassociate yourself from the home, select a realtor, and get your documents in order. Go through all the paperwork on the property and prepare your documents (deed, utility bills, tax bills, etc.). Make sure all outstanding town/city permits are closed out and building violations cleared. Have a discussion with your accountant regarding the sale of your home with regard to tax issues to be kept in mind. Remove all the movables and lighten up. Make your house shine and sparkle considering the curb appeal of the home.

    I sometimes recommend others opt for storage units as an extra protection for their commodities. There are some articles which say that it is safe to store valuable documents in storage units

    But one need to keep in mind few things before selecting a particular storage service like the customer service, cleanliness, security, visibility of the manager, how pest free they are, location.

    You need to be very cautious while packing brittle object like the fine china and should be handled with kid gloves. Wrap them with newspaper as the outer layer of wrapping. If you are using bubble wrap, it should serve as a buffer between layers.

    Don’t leave any open spaces in the box. While packing odd shaped things, ensure they are stored standing up.
