I think parking can be handled by suggesting guests use uber. Some AirBNBs allow events, check listing carefully. Never lie to owner.

Try looking at The Estate on the Halifax. I had my wedding there in August and it’s gorgeous. It’s not directly in the beach, but right next to the Halifax river. You could have your ceremony outdoors with the river as a back drop and the reception in their tavern. It has that rustic feel. They have a summer special, which is what I did, that is exclusive use of the property, beer and wine for 4 hrs, food for 50 people, and and overnight stay on the property. It’s gorgeous. The price for a Saturday wedding was $6500, but this might change for 2019. It has a ton to offer. It’s worth looking at unless you specifically want a beach wedding. Good luck finding a venue!
