byo catering Chicago

Hi! I'm looking for a venue (preferably not a banquet hall) in Chicago/Chicago suburbs that would allow for outside catering/bar and would fit around 300 guests, and comes with any tables, chairs, and linens we need. Our budget for food, bar, and venue (including all tax/service charges) is 35K, and we found a caterer that would provide food and bar that would leave us with around 8K to rent a venue with. I'm also open to any in-house catering/bar packages that a venue may have, as long as it would be under this budget (so far I have not found anything so I looked into outside catering and found a great one!). Any suggestions?
