What will be done at this house? There are some rules that say you can't have a party at the house because they want to avoid damage/lawsuits

You are going to be very hard pressed to find an Airbnb that allows this because it is a violation of their rules, even when individual owners say they allow it. They can and will shut down your event without warning.
