Venue Site Fee - What Is Typical?

My fiancé and I are in the early stages of planning. We looked at a barn venue and fell in love! The venue rental fee is $6,000 alone (which includes the grounds/barn, bridal suite, and tables/chairs), and then the caterers range from $100-$110 per person (includes food, non-alcoholic...
My fiancé and I are in the early stages of planning. We looked at a barn venue and fell in love! The venue rental fee is $6,000 alone (which includes the grounds/barn, bridal suite, and tables/chairs), and then the caterers range from $100-$110 per person (includes food, non-alcoholic beverages/mixers, custom cake, dessert, servers, bartenders, and plates/flatware). The barn is BYOB and semi-DIY. They provide some decorations that have been left over from other weddings that we can use without an additional fee, and will set up/take down if we choose to use their decor.

I’m a little confused on the pricing because it seems like more typical venues who advertise the cost as, say, $110 per person, is just that (and includes the above mentioned amenities) without an additional site rental fee. And if that were the case, then that would mean that we would essentially be paying an extra $6k for our wedding since the caterers cost the $110 per person alone. Can anyone provide insight into the cost and site fees?

    All the venues we looked at had a venue fee for just using the venue, then additional fees for everything else. We paid $11,000 for our venue fee (use for 12 hours, tables, chairs, bridal suite & grooms suite, & event manager). Then we paid another $12,000 for food, $1,000 for desserts, $5,500 for bar, etc. through approved vendors.

    Our site fee is $5800 to use it from 9 AM to midnight. This includes the ceremony and reception space, a bride and grooms suite, tables and chairs, and eight or so staff. We decided to hire their decorator for $450 to have access to all their decor items. We figured we could easily spend three times that amount if we did it on our own. We do have to hire their bar tender to serve alcohol we purchase at $40/hr and an off duty cop at $50/hr. We are also hiring their cleaning crew for convenience at $375. We were however, able to bring in our own caterer and desserts. We're looking at $14/plate for the meal.
