Help finding a venue in dmv

I am having the hardest time finding a venue that I absolutely love. It’s been such a stressful moment for me. Our guest count is 130-145 (we are willing to lower if necessary), our budget is 15k-20k(total, excluding my dress), & we want to stay in the DMV area. I have found a place in NJ but that’s almost 3 hours away which causes some logistical issues but it’s everything I want! I’m so torn. I’m looking for something with a little more of a modern, elegant feel. Think black tie affair. Please help. Any suggestions are appreciated.

    Take a look at eventective.com and sort by lowest to highest prices. Blank slate venues will be less expensive because while they have tables and chairs, they dont have catering minimums that you must meet and you can decide what to keep and skip that all inclusive venues decide for you with no room for budging.

    Does it matter where in the DMV? How far into Maryland are you willing to go? I know of a few but they're well into Maryland

    We live in MD, but choose not to get married here because Maryland is rather expensive. My husband is from NJ and we also choose not to get married there because of cost. I am from PA and that's where we got married. We saved so much money getting married in PA vs MD or NJ. For a black tie event, I would be concerned that your budget might not be enough because black tie usually means an evening event with a multi course plated meals, white glove servers, top shelf open bar, a live band, and valet parking. If you tell guests the wedding is black tie you are not only expecting them to wear tuxes and long formal gowns, but they are also expecting a certain feel to the wedding.

    If you want to drive a bit South, and I only recommend this because I saw it in person and loved it, the Inn at the Silk Mill in Fredericksburg, VA has two venues - Silk Mill and Woolen Mill. The Woolen Mill is new and it’s gorgeous. So is the Silk Mill. There is a B&B attached. We went with Montclair Country Club for other reasons, but the Woolen Mill was very high on the list. Our’s is in Oct 2022.

    You are absolutely right. An actual black tie event is wayyyy above our budget. Also, we have decided not to have open bar. I’m not actually doing black tie but that’s just the overall feel I want for the venue, if that makes sense. Do you have any venue suggestions in PA?

    Depends on where in PA you would want to get married. We got married in Scranton, PA as it was also in between both of our families. I am from Williamsport, PA which is where a lot of my friends have gotten married. One of my best friend's is supposed to be getting married in Blue Bell, PA which is about 30 minutes from Philadelphia.

    I would suggest Richlin Ballroom, Waters Edge, or Martins East/West! They all have pretty huge ballrooms and they're nice as well

    Newton White Mansion in PG County MD is a place we considered for my daughter's wedding back in 2018...very beautiful and historic mansion with some beautiful indoor and outdoor spaces for guests. The main large room has huge floor to ceiling windows overlooking a golf course area.

    Thank you very much. I recently toured Martin’s west. They advised Martin’s East has been sold and is no longer theirs. I’m going to look at valley mansion next week. I will check out the other places you sent too. Thank you
