It’s an incredible property that’s completely encased with landscape views with open land beyond view. Truly enjoyed the property and amenities, full theatre room, and pool.

Will definitely visit again for a quick retreat or lovely location for a wedding.

This ranch has a brochure listing prices as overnight prices. The events in the city of Decatur end at midnight; however, since it is a ranch, you can access the location overnight. In 2023, My family used this location for a wedding, and it was bad, but we still liked the space as advertised to host a family event, have the whole family under one roof, and a month later, booked the place for my mom's 80th birthday. The birthday was on a Monday, so we booked the Sunday nightly rate to ring her into her birthday. We checked in around 3 pm; however, of the eight bedrooms included in the rate, we only got six open. All the chairs were not brought out, and the place had not been cleaned. The property manager told us the caretaker had left for Dallas and wouldn't return that day. They claimed they didn't open the doors because they didn't think we would spend the night. That is insane, as the whole point was to ring my 80-year-old mom into her birthday at midnight, and there was no way we would start rushing her out right after, even though we had already paid the nightly rate. The gate was not opened, so our guests were stuck at the gate for ours, which made the occasion sour.

Then, this year, my aunt decided to have her wedding there again. Unfortunately, it was much later that I realized the messiness they had gotten into talking with the property manager. First, the property manager is very hard to reach and always remains very dodgy. There is a brochure stating the prices and conditions for renting the space, yet every time one comes to rent, she claims she has to check with the owners. My aunt paid for the nightly rate for Friday, and they charged her an additional $1000 from midnight till checkout time. That makes no sense! When we asked about coming into decorate and instead applying that $1000 to the night before so we could decorate, we were told if we did that, we would have to check out at 6 am because that is when checkout would start. When we declined, they said we could decorate the day before from 12 noon to 8 pm. That wasn't reasonable because due to other wedding errands 1hrs away from the location, the earliest we could get there was 4 pm. However, at 3 pm, they called to tell us we couldn't access the space at all, even to decorate, even though it was included in the contract that we could decorate on top of the extra charge to spend the night even though we had paid the nightly rate.

Please do not go here if you want to enjoy your occasion. This place has brought way more trouble to my family in all the 3 times we have been there than it is worth. I would never recommend this place.

This has been my worst experience in the history of booking events. Very inconsistent and never keep to their word. Never responsive until last minute they start trying to back out of what you paid for. Run run run.
