In light of the current COVID climate, top of my list would be to ensure that you have options in the event that COVID impacts your wedding, i.e. by way of being able to cancel with your deposit returned, postpone free of charge etc.

Much of it depends on which vendor the contract is for, but generally, the contract should include these things at minimum:

    -cost

    -deposit amount

    -final payment due date

    -acceptable payment formats

    -cancellation policies

    -postponement policies

-services/products to be provided by vendor

Yes she told me when we viewed the venue that we would get our deposit back if that happens.

So the place provides tables chairs and linens etc. but if I want different chairs would that have to be in the contract?

This wouldn't need to be in the contract, but make sure it doesn't mention anything about there being a fee to use another provider.

Make sure that your contract actually says that or otherwise have her confirm this in writing. As someone who just lost $10K cancelling my reception due to COVID restrictions, I lament that its definitely better to be safe than sorry!

Read the contract carefully a few times to make sure you don’t overlook anything. Don’t be afraid to ask the venue questions (I personally like email so I have something to refer back to)

For the vendor providing your chairs, I would have it listed in the contract what the vendor provides (being as specific as possible - if they just mention chairs, are they chiavari chairs? Folding chairs? Banquet chairs? Etc), as well as listing in the contract with the venue that you are allowed to go through a different vendor for any provided items. That way, there is no confusion from any side.

Rosie brings up a great point - in addition to having the contract state that you can go through another vendor if you choose to for the chairs, tables, etc, definitely also make sure that your venue doesn't charge you a fee for using another vendor for something they provide. Also make sure that the vendor you go through for chairs will set them up and tear them down for you, since your venue might not handle items that aren't theirs.
