Venue contract help!

Hello!


We are having a wedding weekend at a beautiful eco-lodge where at least a third of our guests will be staying at our expense. All of our events will be there. They provide no food or staffing except for parking, vendor coordination, and setup of tables and chairs.
The contract is SUPER MINIMAL. I was very surprised and expected something with more legalese. Basically it just outlined what they will and will not provide and what the rules are, what the payment schedule is, etc. . I asked for a clause protecting my right to cancel and get refund in case of venue being unusable and they agreed and ask me to write something. I did and it is below — what do yall think? Will this cover me or what else should I ask for?

Cancellation Due to Force Majeure or Venue Unsuitability
The Renter shall have the right to cancel this agreement without penalty and receive a full refund of all deposits and payments made under the following circumstances:

  1. Force Majeure Event: If a Force Majeure Event, as defined in this agreement, occurs and prevents the Venue from fulfilling its obligations. Force Majeure Events include, but are not limited to, acts of God, natural disasters (such as floods, earthquakes, hurricanes), war, terrorism, civil unrest, governmental regulations or actions, pandemics, strikes, lockouts, labor disputes, fire, explosion, or other unforeseen events beyond the reasonable control of either party.

  2. Venue Unavailability or Unsuitability: If the Venue is not fully operational or usable due to issues such as, but not limited to, sewage problems, HVAC failures, pest infestations, electrical outages, or any other condition that materially affects the suitability of the Venue for the intended event.

The Renter must provide written notice of cancellation to the Venue as soon as practicable after becoming aware of the Force Majeure Event or the condition rendering the Venue unsuitable. Upon receipt of such notice, the Venue shall immediately process the refund of all deposits and payments.

    There also could be the issue if you find out about a problem during the event. You might want to be worded that upon notification of the type of problem, that you can decide whether it is workable -- or if they have a work-around.

    You can add that they need to notify you promptly of the problem that is occurring.

    Maybe for less certain ownership (in light of possible sale of business), add on that they will owe full money refund once they know they would not be able to assure that you have access to the venue in the face of coming transfer of ownership.

    These details could go on and on. They have a small contract and sometimes that is sufficient for the situation. Even with a contract, things can be challenged.
