NWR: I HATE house buying. Vent.

We just got under contract for our new house, the current homeowners have just had a hayday trying to make this a difficult process, but we've been reasonable because we like the house. They initially were asking my FH to do updates for free if they bought the materials (he's a contractor/electrician), BUT they wanted to reserve the right to pull out at any time up until closing. No. My FH is not giving you free labor so you can just back out if you feel like it.

Today we get a call from our realtor saying that the owners now want to push back our closing date to OCTOBER, instead of April 27th as is in the contract, because they've decided they want to build a new house. I'm like, hm no, they can get an apartment and wait, if I wanted a house in Sept I would be looking in Sept, I wouldn't have signed a contract in February. Furious. Of course, contractually they can't change the closing, it's still just like... seriously? Wtf goes on in your head? Lol.

    Instead of changing the contract to closing in September, their goal was to close in April but try to rent the house from us until October. NO! I'm not your landlord, get out of my house! Haha. They don't see our issue because we pay month to month at our apartment and it's like, no, we don't HAVE to leave, but we don't WANT to stay either.

    Ughh!!! I know the feeling, I've been a seller a couple of times and I always try to be as understandable as I could with my buyers, as a buyer, I have had sellers that want to take advantage of my position and my interest in their houses. I had to let go 2 houses that I was absolutely in love with because of the seller, and then I found the PERFECT one!! If they want to push the closing until october than your best bet would be get out of the deal, or let them back out.... still sucks tho

    FH and I said no way on the moving date, they can figure something else out such as an apartment, we have also decided that if they change or try to change one more thing we are done. It's just absurd to me, they are treating us like they're the ones with all the power to pick and choose what they want, as if their house is the only one available. I have plenty of other options, they are the ones trying to relocate to a different city.

    Oh I feel you. My house goes on the market at midnight tonight. I hate being on the market. My daughter and I are living out of suitcases because we had most of the furniture put in storage so the house shows better. We have no dressers. Most of my clothes are at FH's house. I can't leave towels laying around or dishes in the sink. I feel like my house is no longer my home.

    Ugh, I am sorry the seller is giving you a rough time! A coworker of mine is trying to sell her house and the buyers keep backing out - she's on her 4th contract! It's a crap shoot either way.

    I absolutely hated house hunting. We finally found he house we wanted and it failed inspection. So we asked the sellers to pay for it. It needed a new well system. So either way they were screwed. They did fix it but they basically didn't hire someone until a day before we were supposed to originally close dec 3.... we didn't get your house till dec 23.. merry Christmas. It was way to stressful

    There could be an upside to renting to them until October.

    You can set the rent so that you make some extra dollars. Just using round figures, if your mortgage payment and property tax is $1,000 a month - you could charge $1,200 a month for rent.

    My parents house has been under contract since NOVEMBER, so I somewhat understand your pain. Our house was only on the market for 2 weeks, and we've been under contract nearly 4 months. We all finally had everything required by the mortgage company (they added new things as soon as something was done, appraiser was on a power kick basically) and we were suppose to close last week. Then the buyer decided to go through another mortgage company. Really?!

    We are currently under contract and I had no idea so much was involved with house buying! We just had the inspection today and we're so stressed about it hoping it went ok. The house we are looking at is move in ready, so if everything is smooth sailing we could be moving in a month or so!!!

    We finally made an offer to a second neighboring house we originally made an offer to but got outbid by another buyer. Inspection is set up this coming Monday and I really hope everything goes through. Seller wants to have time till end of April to move out, my place ends at end of May so I really hope things go smoothly... buying house is no joke

    Just went through then buying and selling process. I feel your pain. Hang in there! It'll all be worth it in the end!

    Another thing that irritated me was that our first inspection is free (homeowners don't know that), and if there is a second inspection to make sure any updates are done it's $550, which typically the buyer pays. Lol, my FH, being a contractor and electrician, told them what needed to be fixed before appraisal or it might not pass, leaving us to have to pay the extra $550 for second inspection. They had decided that they didn't believe my professional/business owning FH and want to wait for the inspection to determine if that stuff needs to be fixed. Yeah, after making us sign a contract that essentially releases them if they just decide the appraisal price is too low or whatever, we made them sign an addendum stating that if the house appraises and it gets docked for any of the things my FH mentioned to them (which it will), they have to pay for the second inspection. So dumb. They just want to dance around forever doing this. And to the ones who mentioned upcharging rent to let them live there, yeah.. their offer was to continue paying what they pay now for the house and we cover the leftover. We'd be losing money. That's how ridiculous these people are. I don't know who on this planet would be like, "yeah, I'm cool with losing $300/month for you to live in my house that we signed on in February for 8 months". Nope.

    At this point we've invested a lot of time into the house so we don't want to give it up, we just realize that they are the problem, and we just need that problem out of our way lol. Inspection is in 10 days! We'll see what they end up doing.

    After reading the experiences that many of you have had, I am glad that I bought a new home. No prior owners to worry about. Whew!

    Sounds like these people have sellers remorse and are now trying all these shenanigans to get you to back out and forfeit earnest money. They want you to blink first.

    @coffee, I literally did not think about that. They've been difficult from the get go. They were asking a certain number, we offered about $900 below asking, they came back and said "no, it's worth more", so we upped our bid to the asking price, contingent on the appraisal as with most places you cannot get a loan for more than the house is worth. The house will not appraise for what they're asking, they just do not seem to understand that. So when the appraisal comes back and it's not what they are hoping, we're afraid they'll be too stuck on what they think they deserve and not be able to accept what the house is actually worth.
