NWR- How long to wait to hear back on a rental application?

Katie, on May 3, 2016 at 4:21 PM Posted in Etiquette and Advice 0 2

We've been discussing moving for awhile. We've looked at several different places and finally found a place we love. We would be renting a townhome and moving out of our small apartment. The townhome isn't available until Mid-June because the current tenants are in the middle of closing on a new home. The landlord will also will be putting in some new updates to the place. We put in our application last night. How long does it typically take for a rental application to be processed by a private landlord? We have both only lived in big apartment complexes with different managers and we've gotten notice in about 24 hours if we were approved or not. The landlord said his process is just calling and verifying rental history, employment, and checking for a criminal record. I know no one has called to verify my work yet since I answer the phones. Patience is not my strong suit lol

I've always found out within 24 hours. But, I've also always lived in complexes. Sorry, that wasn't help. I can't imagine it would be more than a few days though.

Yeah I know what you mean. The landlord said someone offered him a deposit on the spot when he showed it to them but he obviously needed to verify their applications. We emailed the landlord our applications about 30 minutes after our showing. The landlord seemed to really like us and was very happy we emailed the applications so quickly. We also told him we could do lease signing/deposit as early as this Friday if we were approved. FH is out of town for work until then so it would be the earliest we would be available. I just hope the other offer of deposit right away doesn't hinder our chances of getting it. But we also offered to pay a prorated rent for June when the other applicant's would start paying in July.
