KWR: Changing job while planning a wedding and buying a house?

lindabelcher, on May 1, 2017 at 11:32 AM Posted in Etiquette and Advice 1 15

Hi! Just trying to see if anyone else has changed jobs while doing all of these huge life things! I interviewed for a job back in January but rejected their offer because it was too low. I was just contacted again, and they are willing to offer me a little more than what I make now (and obviously every little bit helps!). I just don't know if while planning a wedding and buying a house, a job change should be added. FH and I are doing fine now, and save at least $1000 a month to put towards our savings and wedding. So, we're not hurting or anything. Just need some other experiences!

Hey there - I work in the mortgage industry and the last thing you want to do while buying a house is switch jobs. Definitely wait til you get the house to switch Smiley smile Unless youre just in the beginning stages of looking - just don't switch jobs while you are already prequalified for the mortgage

I guess the lack of desire comes from the amount of stress, haha! I love most of the people I work with, but the new job is at a better location. So, I just wanted to hear how other people handled/balanced all of this at once.

@Haley, we have finished the underwriting process and are on to the inspection. Are we in the clear?

I switched jobs about 8 months before our wedding. We bought a house right after the wedding so I understand where the idea of stress comes in. My job change was completely for the better, my stress level dropped significantly. Good luck!

@Jennifer, the new job said they just didn't have it in their budget. I have friends that work there, and they all told me they were making what I was offered the first time and had side jobs because of it. They also told me they offered the job to a few people after me and were rejected because the pay was so low. So, a new fiscal year means a new budget, maybe?

Job changes are stressful! I am a teacher and my long term sub position just ended, so now I'm subbing day to day but the money is definitely a struggle. And over the summer I'll be working at a daycare until I start teaching in a full time position in September! If I had the choice to stay at one job during this time I would.

From my understanding, once you are under contract for a house and the loan is in the approval process, you cannot change jobs

You shouldn't change jobs when trying to buy a home. That won't look good to lenders because your job security is more unknown than say a job you've been at for a year already.

Well I did all of this around wedding too---but it seems in a slightly different order. closed on the house and got engaged at the same time. then started wedding plans and house renovations. finished my masters. changed jobs. got married (8 weeks into new job). it was hectic, but all worked out.

The only thing id be cautious of is taking this job before you actually close on the house. Ask the new job if you can push your start date to right after the closing date. if you are already to inspections and such--you should be about 3 weeks from closing, correct? If so--that shouldn't be a problem with new job since many old jobs require 2-4 weeks of notice prior to leaving..

Hey @op your processor should do a 10 day before closing verbal confirmation that you are still employed so if you are not with your verified job that will delay everything. I would at least wait til your loan has closed then you are in the clear!

DH and I got married last September. I changed jobs at the end of last May. He lost his job and the end of last May and didn't find a new one until the end of July. It was incredibly stressful, but honestly it was worth it. At that point, most of the big planning was done so that part really wasn't bad. The job I took gave me an annual raise of $10,000, so it helped tremendously with those last minute wedding purchases.

If you think the new job will benefit you in the long run, I say go for it!

@Becca, thank you for letting me know that you'd stay rather than change because I can see how stressful the uncertainty is - on top of the wedding!!

For everyone that gave me house and job advice, I am reaching out to our lender to ask what we need to do. We aren't closing until next month, but I think the job wanted me to start before that. So, I'll ask them too! But once we close, it'll be moving into a new house, starting a new job, and planning a wedding, so still stressful, haha!!

@KYbride - HOW STRESSFUL!! This job isn't that much of an increase but our mortgage is going to be somewhere around $300 less than our rent, so that additional money to save will be nice, especially for the last minute items!!
