House Rental for Wedding Venue

I need help finding house rental locations. Somewhere we can stay overnight, or Friday - Sunday. Approximately 150 guests (for the wedding). Would only have people staying overnight if house permitted (i.e. 9 bedroom house, sleeps 20 - I would allow 20). Almost anywhere in California, however, not more than 3 hrs away from Tustin, CA. Bridal Suite, or at least two decent master bedrooms. Reasonable pricing - no more than $4,500 for entire stay. All the input I can get will help Smiley smile

    If that's just for the rental, I would say just look in to a hotel venue

    Try hotels in Huntington or Laguna Beach. I don't think you're gonna find a house to rent that can sleep that many and hold a large event at.

    If its even possible to find something like that, I don't know. I'd look on vrbo.com, homeaway.com or airbnb

    Have you looked into bed and breakfasts? I ultimately decided against it, but I saw some with packages where you rent out the whole house and have exclusive use of it and its grounds. I think a lot of Airbnb places don't allow events.

    A lot of rentals don't allow events. The house may be able to hold 20, but you can't have another 130 guests there. I'm sure no landlord wants 150 guests using their bathrooms inside the house. To bring in port-o-potty trailers, a huge tent, etc. would mess up their yard. There are also local noise ordinances. And where would you park cars for 150 guests, without neighbors getting mad?

    I agree that renting out a whole bed and breakfast may be an option. Many of them host larger events. My friend was in a wedding, of about 200 guests, and the small hotel attached to it (hotel built before ballroom) housed the bridal party and immediate family.

    You need to make very, very sure that your contract covers the fact that you're having an event. A couple in my area had their airB&B pulled several weeks before their wedding, and most of the shore properties here don't even allow it.

    Home weddings, whether it's yours or someone else's, are expensive. Rentals, tenting, food, booze, valets, decor; all of that adds up.

    I was going to say what @dreamer said. Most rentals don't allow large parties. You are seriously better off finding an actual venue.

    Cut your guest list down to the 20 people you want to stay overnight and this may be doable. Otherwise, an actual wedding venue is where you should be shopping.

    I am getting married at a house that sleeps 42 I found on VRBO. The property allows events and included a list of approved vendors. In addition to the nightly rental price, I had to pay an event fee. I am paying $9,500 for Thursday-Sunday and that is in FL and it includes nothing but the rental property for those 3 nights. I personally wish I would have spent more time considering how difficult/time consuming a bare bones venue would be before booking. Also I wish I would have priced out rentals better before making the decision (I did price it out but did not include deliver and set up fees). Had I done this, I think we would have chosen a more inclusive venue. If you go this route, I highly suggest hiring at least a DOC early in planning to help with picking vendors. Also make sure your caterer has experience working an event that does not have an industrial kitchen as they may need extra equipment.

    ETA: Also think about noise ordinances and the parking situation. Both are not an issue for me as the house is in the middle of nowhere, but it was a concern for a lot of the beach properties I looked at before settling on my venue.

    I have stayed in a lot of very nice BnB's, and, IMHO, very few (if any) have the capacity for a 150 person wedding. I would seriously recommend looking at boutique hotels. Yes, there likely will be other guests there, but I think much more workable.
