    Owners are caring & so accommodating.

    This place is amazing to host any event . I had a baby shower , graduation party & birthday party here in the last 2 years . All my events went perfect due to the flexibility of staff & kindness of owners . Always so peaceful & clean .

    Absolutely Phenonmenal

    Deena and her family are absolutely wonderful! They were amazing to work with, the property and everything it has to offer is just breath taking. We had a small intimate wedding with minimal guest, and it was perfect! It has that farm feel to it which we loved, the venue would be perfect in any season, and you can adapt it to whatever style suits. We had a bit of glam/elegant design for our reception decor and it was wonderful! They have a beautiful land outside as well as gorgeous interior areas. We had our ceremony indoors due to the weather,and it was still just amazing. We had a complimentary stay afterwards, just wow, it was fabulous! We had breakfast in the morning, before that, as I am an early bird I was up and sat out on the balcony just taking in the view, letting it sit I just got married, and wow, it was so peaceful. The perfect setting to just search your heart and rejoice. The breakfast was so great! I just love this place and we definitely are planning on going back. Best, place, EVER! Thank you!

    I absolutely loved this venue. Vivian was amazing and very helpful. It was/is so beautiful and relaxing. Im so glad we picked this b&b for our wedding and reception.

    Beautiful grounds, loved every little place. So helpful with letting us come in and do a mock table set-up, our rehearsal and plenty of time to get everything ready for our big day.

    This was the perfect place for our wedding of 50 guests!! Beautiful and everything that I could have wanted. Can't say enough about the stunning grounds and buildings. Best decision I made other than the guy!!

    Pheasant Run was the perfect venue for our outdoor July wedding. The waterfall area is absolutely gorgeous and provided the perfect background for our ceremony. The grounds are immaculate with beautiful gardens and a few friendly barn cats. There is a beautiful patio area for cocktail hour that allows guest to spread out. The inside and reception space does not disappoint either! The B&B is a beautifully restored barn with the perfect mix of rustic, modern, and charm. My husband and I also loved Henry & Anna's room, the room we stayed in overnight. The owners and their daughter were very helpful and sweet. It was truly a magical day, thanks to Pheasant Run!

    This place is perfect for smaller weddings (under 100 guests). There are a couple of different sites for the ceremony, including an indoor option if the weather doesn't cooperate. My wedding photos were gorgeous because of the beautiful grounds. The family that runs the B&B are warm and friendly and helpful. I highly recommend this venue!

    Beautiful location in the country side of Lancaster, PA, it's secluded enough that your special day will not be interrupted by the constant noises of the highway. The ceremony landscape was just so beautiful...with a water fall in the background, and trees surrounding you to make the moment intimate.

    Would definitely recommend this place as a wedding location. Great space for caterers, hotels are near, beautiful land, and wonderful caretakers. Vivian and Bob, you were amazing.

    Vivian and Bob are awesome! We had such a beautiful outdoor wedding! They let us be flexible and since it had rained the day before we had to relocate where we were having the ceremony - and they were fine with it! They did not charge us for the B&B rooms to get ready in either! Two of my guests stayed there overnight after the wedding and LOVED IT! Definitely would recommend having your wedding there!

    Hosting my wedding at Pheasant Run Farm Bed and Breakfast was absolutely the right choice. The venue is just beautiful. Rolling green grass, a tucked away shady ceremony site with a serene waterfall and a completely renovated yet rustic barn for the reception site. This was the perfect site for my small (50 guest) wedding. All of our guests commented on how perfect the site was, and I thought so too. And did I mention that included with the venue is a night at the B&B for your wedding night?!

    I recently had my wedding at Pheasant Run Farm and it is a beautiful little gem hidden in Lancaster county. The price is very reasonable and includes everything you need except linens. The owners are friendly and very helpful and they seem to really care about the customer instead of just doing it for money. They are extremely flexible and willing to work with your needs. I was pleasantly surprised that although my wedding was on a Saturday, they do not book anything for that Friday so you have access to the space for your rehearsal. The venue is gorgeous and the grounds are very well kept. And you get a free night stay on your wedding night. Overall I was extremely happy with the venue. The owners are not too great at returning phone calls but they respond promptly to email. My only small complaint was that on the day of my wedding they were showing the property to other couples while I was trying to set up. They even allowed one couple to look into the room where my bridesmaids and I were getting ready. I found that slightly unprofessional. But honestly, if that was the worst thing that happened then it was well worth it to have my wedding here. I loved this venue and recommend it. Just make sure you are aware that the inside reception area can only accommodate a small wedding. If you have a larger wedding you will need to rent a tent.

    Great location for a small wedding. The grounds are beautiful and the barn is gorgeous. The barn is rustic and makes a great intimate setting. The owners are a pleasure to work with and flexible. The price is affordable and the bed and breakfast is great for family who has to travel.

    I, like the rest of the reviewers, fell in love with the rustic and quaint charm of Pheasant Run Farm Bed and Breakfast. I contacted them no more than one week after I was engaged. I have to give the actual location, the grounds, its beauty, and the inn itself the highest rating possible - I received nothing but compliments and the day was just as I imagined. The location is truly a hidden gem.

    Unlike the rest of the reviewers, I unfortunately found the Bed and Breakfast innkeepers to be very unresponsive - even after I asked Vivian which method of communication she preferred questions be directed to after some mishaps in the beginning. I found simple inquiries like scheduling a site visit, ensuring my payment check was received, and securing room accommodations to be extremely frustrating to navigate through - some questions still to this day went unanswered. I ultimately had to ask either my fiance, mother, or wedding coordinator to reach out to the Inn for answers because I felt like such a bother after not hearing back for weeks. I read a previous review from 2011 stating that both the bride and groom were given separate rooms to get ready in at no charge. I asked for a separate room for the groomsmen to get ready and relax in (at most two hours), and was told that I must pay the entire rate for an evening stay (approx. $180). I found this to be very disheartening, and it felt like an extra step to "make a quick buck" while simultaneously complicating the day.

    I will give major compliments to Bob, as the day before the wedding we walked in on him ironing our table linens in the reception room. He said that they were quite wrinkled when they were dropped off - so he pulled out his own iron to get rid of the creases. This did comfort me that we were in good hands. Although I have to say that Vivian did not make an appearance over the course of 28 hours or so that we were at the Inn to say hello after being our sole point of contact for the event.
