We had our wedding at The Manor at 12 Oaks, and I truly cannot say enough wonderful things about this venue and team. From start to finish, everything was incredibly well organized—it honestly felt like a well-oiled machine. The staff was super friendly, flexible, and prepared for anything. They had contingency plans for their contingency plans, which made the entire day feel completely stress-free.
The venue itself is absolutely breathtaking. The beautiful trees, the gorgeous winding road, and the overall scenery made everything feel so magical and elegant. It was the perfect backdrop for our wedding day.
Most importantly, they made me feel so special. Every single person was kind, helpful, and genuinely cared about making our day amazing—and it truly was. I am beyond grateful for The Manor at 12 Oaks and would recommend them a thousand times over -

We cannot recommend this venue highly enough. It truly felt like the most beautiful and perfect place fell right into our laps — honestly, like a gift from God with the timing. From the moment we saw it, we knew it was the place.
One of the things we loved most was the flexibility and beauty of the ceremony locations. Having the option to get married either right on the water or beneath the massive, stunning oak trees made the space feel both elegant and intimate. The entire property has such a peaceful, natural ambience — gorgeous greenery everywhere, endless photo opportunities, multiple bar locations, and a fantastic dance floor that kept the energy high all night.
The getting-ready spaces were also absolutely perfect. The guys had their own cabin, which was honestly awesome — complete with a pool table, darts, a kitchen, and plenty of space to hang out and relax before the ceremony. The bridal suite was just as amazing, located upstairs with a beautiful lounge area, a dedicated makeup room, and a spacious bathroom. Both spaces felt thoughtful, comfortable, and genuinely fun, which made the day start off stress-free and exciting for everyone.
The staff was incredibly friendly, responsive, and professional from start to finish. A very special shoutout to Ashton, who was truly amazing. We always felt heard, supported, and cared for throughout the entire process. No matter how many questions we had (and there were a lot), or how many last-minute pros and cons we needed help weighing, the team was always patient, flexible, and kind.
We also LOVED the all-inclusive package we chose. It was extremely affordable compared to other venues we considered and was an absolute lifesaver while planning a full wedding in just five months. Everything felt seamless and well-organized, which took so much stress off our plates. When there was a chance of rain, the last-minute call to tent the reception area was such a great decision — and it still looked incredibly beautiful.
Above all, what stood out most was how calm, peaceful, and genuinely kind the entire experience felt. Working with Ashton and everyone at the manor never felt stressful or transactional — it honestly felt like working with family. They were warm, reassuring, and incredibly professional every step of the way.
We’re genuinely sad we won’t get to experience getting married here again because it was such a wonderful experience — but I guess the silver lining is that we walk away with a happy, healthy marriage and unforgettable memories made in the most beautiful place.

Best All Inclusive Package!
After searching for the perfect venue for over a month, touring multiple locations, and comparing countless packages, this was the very last venue I visited and it was immediately clear that my search was over. From the moment I toured the property and met the staff, I knew this was the right choice.
Not only do they offer multiple truly all-inclusive packages, but they also provide the best overall value I found anywhere. Every detail is thoughtfully designed to make the planning process seamless, stress-free, and genuinely enjoyable. The inclusion of a wedding day-of coordinator alone was invaluable it gave me complete peace of mind knowing that everything would be handled professionally and flawlessly.
Their team is organized, responsive, and incredibly easy to work with, which made the entire experience feel effortless during what is normally a very stressful time.
I cannot recommend this venue highly enough, choosing them was hands-down one of the best decisions we made for our wedding. 💍✨ -

The Manor was the first venue I visited and after visiting, I did not even want to go to the second venue, but I had already made an appointment at another venue, but as soon as I got there, I knew that would be the venue. It was a perfect match for me and my husband with still that rustic farm vibe, but also very elegant. There were several options to have the ceremony I chose the waterfront, which was beautiful. Ashton was a huge help and helped me through the entire process. I would highly recommend this venue to anyone they have great options for caters,DJs, event coordinators to choose from. The bridal suite is humongous and was a great and beautiful place to get ready at and the guy suite will keep them entertained prior to your wedding. If I could, I would repeat my wedding and go through the process all over again because it was such a great experience. -

We could not have chosen a more perfect venue than The Manor at 12 Oaks Farm for our wedding. From the moment we arrived, everything about the property felt elegant, peaceful, and thoughtfully designed. The grounds are absolutely stunning — the oak trees, open fields, and classic Southern charm created the most beautiful backdrop for our ceremony and photos.
The Manor itself is breathtaking and immaculately maintained. It provided the perfect space for getting ready, and every corner felt intentional and photo-worthy. Our photos turned out better than we could have ever imagined because the venue is just that gorgeous.
The team at 12 Oaks Farm was truly wonderful, especially Ashton, the venue manager. Ashton was incredibly kind, patient, and always willing to answer any questions we had throughout the planning process. Her responsiveness and genuine care made us feel completely supported and at ease from start to finish.
We chose their all-inclusive package, and it was one of the best decisions we made. It was extremely thorough and included everything we could have needed — and more. Having so many details handled for us made the planning process far less stressful, and on the wedding day everything flowed seamlessly.
Our guests are still talking about how beautiful the venue was and how smoothly the entire day went. If you are looking for a timeless, romantic, and well-run wedding venue, The Manor at 12 Oaks Farm is truly a dream. We are so grateful we chose it and would recommend it without hesitation to any couple. -

My wedding day was amazing, but I should really talk about leading up to the wedding.
Even from the tour Ashton was knowledgeable, and she set me up with success with planning my wedding regardless of if I booked with the Manor or not.
Of all the venues I booked in the area, the Manor is not only the prettiest, but it also was the most affordable option. There’s a beautiful outdoor aisle by a pond where my ceremony was held at and a beautiful courtyard where my reception was. So convenient!
The manor also gives you vendor list recommendations that made putting together the perfect day easier than usual. -

There is so much I could say about The Manor! This was the second venue that we had toured and the moment we pulled up to the property I was sold. The house gives such a homey feeling and makes you feel comfortable from the moment you walk in the front door! The venue is absolutely gorgeous in the daytime, but truly comes alive at night. Steve, Rebecca and Ashton were all amazing, so accommodating and they treated us like family, before we even signed our contract. I wish I could relive our wedding day over and over again! -

Of course our most special day would happen to fall during a nor’easter in November in Florida! We had dreamed of a beautiful fall day for our outdoor ceremony and outdoor reception. Sadly, the best (and most prepared) plans tend to go amiss. Luckily, Steve and Rebecca, along with their team at the Manor, were absolutely 100% AMAZING. I was slightly crushed that my outdoor wedding reception was having to be pushed inside and the ceremony was our plan C due to the rainy, 40 degree weather. Looking back, it was the perfect plan and ended up being the most beautiful ceremony. This was mostly due to their quick thinking and absolutely breathtaking venue. There’s not a place on the property that wouldn’t wind up offering a beautiful backdrop for a ceremony (even the bathrooms are beautiful! 😉). We ended up having a roaring fire to warm our guests under the covered outdoor terrace. We had hung drapes in the rafters and flowers and greenery draped the walls and pillars. It was such a warm, cozy, and intimate ceremony with all of our loved ones. We made dinner work inside and then we were able to dance and drink outdoors in the chilly weather without a drop of sweat to keep us down.
Any and all concerns were dealt with quickly and professionally by this team. They bent over backwards to make everything possible. We even rented the venue the night before for a welcome party as most of our guests were out of towners. This was perfect for being able to get comfortable with the venue before our big day; but honestly, who wouldn’t feel right at home here with the beautiful grounds and perfectly decorated house.
Thank you Steve, Rebecca, and friends of Rebecca for making our crazy day full of love and warmth. After almost two years of planning, we were sad to say goodbye. We certainly look forward to visiting for our 1 year photo shoot!The Manor at 12 Oaks's reply:

The staff at The Manor make the experience amazing. Rebecca and Steve were a dream to work with and I’m honestly so sad to not be seeing them anymore (our wedding was 11/14/2020). The entire place was gorgeous and clean. Steve even resodded a muddy spot in the middle of the front yard the morning of my wedding so I would have a perfect aisle to walk down. This venue is gorgeous and has many ceremony and reception spots to choose from. There are also endless photography spots on property. The entire second floor is the area for the bridal party, which is perfect and the men stay in their own little house tailored for them. None of our special day could have been possible without the AMAZING staff, they made sure everything was taken care of for us and went above and beyond in every way.The Manor at 12 Oaks's reply:

I can’t express how much I love and appreciate Rebecca and the other people who helped pull off the most beautiful wedding. They were all so accommodating and responsive. Our officiant bailed last minute and we scrambled to find a new one — Rebecca stepped in and helped us get someone. She had great vendor recommendations and I got almost all my vendors from her. She knows the area well, she loves what she does, and she’s fantastic at it. The Manor accommodated 150 people and spaced everyone out nicely (covid). It was so much fun. Wouldn’t change a thing. Also — the horses!!!!!!! 12/10 -

The Manor is so beautiful! Rebecca and Steve are amazing! They worked so well with me and the bridal party and everyone involved. I was on the fence about a Day of Coordinator but The Manor requires one, and I'm really glad they do! Rebecca loves to help in every way possible. She is super easy and quick to get ahold of. The Manor has a beautiful space for the Bride and bridesmaids to get ready! They also have a groom's house for them to get ready in as well! Having our wedding at The Manor at 12 Oaks Farm was by far the best thing we did besides say yes! From the beginning we felt like family and any idea we had for our wedding they made sure to make it into a reality! I’d always feared rain on my wedding day but the alternate plan at the manor was one that made me sure even with rain my wedding would be perfect! The bridal suite and grooms cabin was what set The Manor apart from all of the other locations we visited. Both areas were perfect for our large wedding party and it gave me all the feels knowing while I got ready my future hubby was not far! Rebecca and Steve are the best hosts and truly want you to have the fairy tale event you have always dreamed of! To give you a picture of how much they care, it rained on our big day and we were concerned about run off from the tent where the bridal party would be entering the wedding, Steve said he would take care of it and for me not to fret at all. Twenty minutes later I looked out the window and see him on the roof (in the rain) placing bricks on the roof to hold the tent over the building so there would be no rain! If that isn’t the best customer service I don’t know what is! We truly consider them family and will never forget how they made all of me wedding dreams a reality! -

My husband and I had our reception at The Manor in November 2018 and we just so happened to be their first wedding reception. We honestly expected a couple of hiccups since we were the first but there wasn’t any at all! The Friday before our Sunday wedding we had to make the call to order a tent because the forecast was calling for rain most of the day. Then on Sunday at 9am we had to make the call on wether or not we were going to have to move the ceremony from my grandparents farm nearby to the ballroom at The Manor. The Manor staff handled working on the fly so well! Even with the imminent rain, I was not stressed out at all the day of my wedding. I know between my planner and The Manor staff that everything was taken care of and it so was. The day was gorgeous and The Manor was the perfect place for our cocktail hour and reception. The pictures came out gorgeous and the tent made it feel that much more romantic. Also they are dog friendly! That was an absolute must for us and they treated Tank like Dog of Honor he was. I loved having our reception at The Manor at 12 Oaks, I would recommend it to anyone looking for a gorgeous romantic wedding venue. -

From the moment we drove in, we just knew this was where we wanted to get married. The Manor is absolutely breathtaking! We arrived and Rebecca gave us a tour of the property, showing us the new renovations and whats to come! Even the owner walked around with us for a little bit! We felt comfortable and welcomed. Without a doubt, hands down, the best venue. They thought of everything. Rebecca has been so kind and responds quickly! She doesn't leave you hanging, and also keeps you on top of things! Lee Wedding Review
We reserved The Manor at 12 Oaks in May of 2020 for our October 2021 wedding and it was a pleasure to work with Rebecca and property management to secure our venue. We visited 5 venues and we definitely felt that not only the venue was superior to our other options, but we felt there was a more personable and intimate experience working with The Manor staff.
We felt that the venue gave us an incredible canvas to station different events throughout the day in different areas of the property to really maximize the entire venue. At the end of the day, everything went very smoothly and it out wedding went exactly as we envisioned. We also appreciated the flexibility we had the week of the wedding to accommodate our schedule and transport our items out to the venue.
We highly recommend having your wedding at The Manor at 12 Oaks because of the spaciousness of the property (40+ acres), the house and patio that is the nucleus to the entire day and the beauty of that resonates throughout. If you’re able to secure The Manor for your wedding, you will not be disappointed!
